Tenant Rights and Responsibilities

If you rent or lease a Baie-Comeau house, apartment, mobile home or storage space, you are a tenant. As a tenant, you have both rights and responsibilities. Be sure you know what is expected of you, and what you can expect in return. For instance, in addition to paying rent on time, a tenant must repair all damage to the premises caused by his or her negligence. However, tenants are not generally responsible for ordinary wear and tear. The tenant must maintain the premises in a good and safe condition. In addition, tenants must obey the terms of their lease and honor the rights of other tenants.

Tenants also have basic rights when renting or leasing, such as the right to live in decent, safe, and sanitary housing that is free from environmental hazards. Another example is the right to have repairs performed in a timely manner, this includes maintaining all electrical, plumbing, and heating systems in good and safe working order. Tenants also have the right to equal and fair treatment and use of the building's services and facilities, without regard to race, color, religion, gender, disability, familial status, national origin, or in some circumstances, age.

Please note that landlord tenant laws vary from state to state.

In addition, the Department of Housing and Urban Development (HUD) is an excellent resource on information concerning tenant rights and responsibilities, fair housing, rental help for your state, and more. HUD also handles complaints about housing discrimination, landlords in federal housing, and many other issues.

For additional local resources, please contact a HUD housing counseling agency.

Finally, general tips for renters are also available.
